A Commercial (non-domestic) EPC rates a building's energy performance using approved software such as SBEM. It is required when a commercial property is sold, let or newly constructed, and like a domestic certificate it remains valid for ten years.
Assessment levels
- Level 3 — simple buildings with standard heating and ventilation
- Level 4 — buildings with more complex or centralised services
- Level 5 — dynamic simulation modelling for the most complex buildings
What the survey involves
The assessor zones the building by activity and servicing strategy, then records construction, glazing, lighting, heating, cooling, ventilation and controls for each zone. Drawings and O&M manuals speed this up considerably and reduce the number of pessimistic default assumptions.
