EPC Survey, Access requirements

Getting the most accurate rating depends on access. Here is exactly what our assessor needs to see on the day of your EPC survey.

EPC Survey, Access requirements

An EPC is only as accurate as the evidence the assessor can record. Anything that cannot be seen or evidenced has to be entered as the default assumption for the age and construction of the property — and defaults are usually pessimistic.

Access we need

  • Every habitable room, plus bathrooms, hallways and landings
  • The loft hatch, so insulation depth can be measured
  • The boiler or heat pump, cylinder and heating controls
  • Meter cupboards, garages, conservatories and outbuildings
  • Safe access around the outside of the property for elevations

Documents that improve your rating

  • Cavity wall or loft insulation certificates
  • Boiler installation or Gas Safe / MCS commissioning paperwork
  • Window replacement FENSA or CERTASS certificates
  • Solar PV or solar thermal documentation and inverter details

On the day

Appointments are booked in two-hour slots and you will receive a text on the morning of the survey with your assessor's name. If you would prefer an exact arrival time rather than a two-hour window, just ask and we will text it through. Most surveys take 20 to 40 minutes.
