What is a Domestic EPC?

Understanding your home's energy efficiency starts with a Domestic Energy Performance Certificate — what it measures, when you need one and how to improve your rating.

What is a Domestic EPC?

A Domestic Energy Performance Certificate (EPC) rates the energy efficiency of a home on a scale from A (most efficient) to G (least efficient). It is produced by an accredited Domestic Energy Assessor following a physical survey of the property and is lodged on the national EPC register, where it stays valid for ten years.

What the certificate actually shows

The certificate presents two headline scores: the energy efficiency rating, which reflects running costs, and the environmental impact rating, which reflects carbon emissions. Alongside these you get estimated annual energy costs and a list of recommended improvements with indicative costs and potential savings.

When you legally need one

  • Before marketing a property for sale or rent in England and Wales
  • When a new dwelling is completed or converted
  • At the start of a new tenancy — landlords must provide a valid EPC to tenants
  • To evidence compliance with Minimum Energy Efficiency Standards (MEES)

What happens during the survey

Our assessor measures the property, records construction types, insulation, glazing, heating and controls, hot water and any renewable technologies, and photographs the evidence required by the accreditation scheme. A typical survey takes between 20 and 40 minutes depending on the size and layout of the property.

How to improve your rating

  • Top up loft insulation to the current recommended depth
  • Insulate cavity walls where the construction allows it
  • Replace an ageing boiler with a modern condensing unit or a heat pump
  • Fit room thermostats, TRVs and programmer controls
  • Switch remaining lighting to low-energy LEDs

Our Domestic EPCs start at £45 plus VAT, are issued and registered on the same day as the survey, and there is nothing to pay until the survey is complete.
